The Selling Process

My goal is to effectively market your property, exposing it to the widest network of potential buyers so that it sells for the most amount of money, in the least amount of time and with minimal disruptions to your life. My experience allows me to interpret the market and provide you with the tools and guidance on how best to achieve this. 

A GENERAL OUTLINE OF THE PROCESS:

  • Meet to view your property and assess its condition
  • Prepare a Comparative Market Analysis in order to determine property value based on current market conditions
  • Present a tailored marketing plan, establishing a timeline for going to market
  • Review options for the process of dealing with offers and establish the protocol best suited for your property based on market conditions
  • Determine if any additional professionals are needed and collaborate with them, including stagers, handymen, trades and any other professionals
  • Prepare your home for showing
  • Engage professional photographer and videographer
  • Prepare marketing materials
  • Prepare MLS listing
  • Arrange for access to the property for showing appointments
  • List property on the MLS
  • Install "For Sale": sign
  • Monitor showing and internet activity
  • Continuously monitor the market, including any new competition and comparable sales
  • Provide you with a weekly written market update on all showing, internet and market activity for the duration of the listing
  • Make recommendations based on market developments
  • Review any offers received and discuss their terms
  • Determine an appropriate negotiation strategy
  • Negotiate the offer(s) on your behalf, communicating your instructions to all relevant parties and ensuring appropriate clauses and paperwork are utilized
  • Guide you through the conditional period of the Agreement of Purchase and Sale once an offer has been accepted
  • Once sold firm, liaise with your lawyer and lender, if applicable, providing them with any necessary paperwork and timelines
  • Make arrangements for any final walk throughs or appraisal appointments
  • Follow through to the closing day
